Hey guys we're back it's 2024 we're getting ready for another year let's first recap what happened in 2023 and I'll give my predictions for 2024.

In Winnipeg in 2023 we saw the average price of a detached house decrease 3.5% and sales decrease 12.1%. In condos we saw the average price decrease 1.9% and sales decrease 10.7%.

Obviously 2023 was a challenging year I don't expect 2024 is going to change too much because interest rates are expected to stay about the same with a possible decline later in the year. What this means is that prices will remain steady because there's not going to be a lot of houses coming to market and there's still built up in demand in the market and as interest rates do get lower I expect to see more demand which means that prices are likely to go up so if you're looking to buy just be careful on what you're looking at and make sure you're making a smart buy with your REALTOR®.

Good news Winnipeg, April saw the first increase in sales since the interest rate hikes. Check out these numbers. In April in Winnipeg, we saw sales increased 12.1% over last year and average price increased 7.1%. In Condo's we saw sales increased 22.5% and the average price decreased 5.9%. Not only have we seen the increase in total amount of sales but we're also seeing lot  s of bidding wars as well as tons of showings on clients houses. How do you send a buyer running out the door? Number 6, not replacing knob and tube wiring or aluminum wiring. I have seen absolutely beautiful houses that buyers fall in love with but they choose not to put an offer in. The reason is they go into the basement and they find knob and tube wiring or aluminum wiring now it's not a big deal however, the buyer will associate a very high cost to replacing it plus a hassle to get it done. This is why as a homeowner it's important that you take this on get it done before we go to market. This way we don't have that issue plus we can advertise as updated wiring again getting a higher offer price and getting it sold quicker.

How do you send a buyer running out the door? Number four, not doing minor repairs. When buyers walk through your house they look at every single detail. Now everyone has little problems with their house, that's not a problem but these little things do add up in the buyer's mind and they don't make a great impression.
