In April, we saw the average price of single-family detached homes go up 3.8% over last year, but sales were down 12.4%. In condos, the average price went up 19.4%, but sales were down 20.5%. As you can see, the Winnipeg real estate market continues to be very strong. We’re still seeing lots of bidding wars, and we’re seeing more inventory coming to market. The No. 1 thing I would tell a friend who’s thinking of selling their home in May or June is to be conscious of time. We see it all the time in these heated markets — we get into June and we usually start to see a lot more inventory coming to market, which creates less demand and fewer bidding wars. A lot of these houses don’t end up selling until fall or even the following spring because they expect to get a high price, but the market is no longer there. There’s more supply coming on, and people’s intensity dies down because kids are out of school and families are going on vacation. So if you’re thinking of selling in May or June, be conscious of getting your house to market before June.
